Immediate area around is higher crime, campus is safe but nearby isn’t the best, lots of gentrification happening though and it’s way different from 5 years ago, will be different by the time you are graduating. People- you basically get people from all different backgrounds on campus.Yup. This is the primary reason. Everything else: breakdown of family, high crime, high incarceration rates, poor education, high infant mortality, drugs, etc. is an aftereffect of poverty. Coupled with this is zoning that keeps the poor people there and prevents the monied folks from having to interact with them.
